As a Community Development Finance Institution, WCHR's Community Loan Fund seeks to provide financing for homeowners who are not eligible for a loan through other financial institutions. WCHR makes loans for home improvement repairs to the primary residence of the borrower, the home in which the borrower lives. Loans are for emergency repairs, home maintenance, structural improvements, major system repairs or upgrades, roof replacement or repairs, sewage systems, and code violation corrections. WCHR offers low rates and access to funds for those generally unable to obtain them elsewhere.

From time to time WCHR has special lending and/or grant products to assist first-time homebuyers and current homeowners. Check the WCHR website regularly to learn about these opportunities.
WCHR consumer loan applications are reviewed by the organization’s Loan Committee for final consideration and approval.
More Than Just a Lender
WCHR provides assistance in the assessment of renovation work that is needed, in the collection of bids from reliable contractors, and in the application for assistance from programs such as Mass SAVE, Weatherization Assistance, Lead Paint Assistance, and others as they become available.
WCHR also develops enforceable contracts and monitors work progress and payments through completion, ensuring that all work is done properly.
Applicants for WCHR consumer loan products must meet income eligibility guidelines of 120% or less of Area Median Household Income for Worcester County in order to apply for a loan. Area Median Household Income adjusts for household size (adults & children). It includes ALL household income sources for ALL household members (wages/salary, cash benefits, rental income, SSI, SSDI, alimony, child support). The Median Income indicates that one-half of the population of the designated area has income above the median and one-half below the median. It is adjusted annually.

We restrict access to nonpublic personal information about you to those employees who need to know that information to provide products and services to you. We maintain physical and electronic and procedural safeguards that comply with federal standards to guard your nonpublic personal information.
WCHR, Inc. provides the organization’s Privacy Disclosure to each borrower at the time of the closing/settlement of their loan. In addition the Disclosure is posted on the WCHR, Inc. website www.wchr.org.
