WCHR helps first-time homebuyers of low-to-moderate income attain their dream of owning a home. To be considered for one of WCHR’s available listed homes, you must be a first-time homebuyer. Anyone who has not owned a home as his or her primary residence within the last three years is considered a first-time homebuyer. Your income must not exceed the HUD income guidelines listed in the chart below; you must complete first-time homebuyer classes before closing and you must earn enough income to qualify for a mortgage.
HUD Income Guidelines Chart
Maximum Income Limits for Household Sizes 2008:
| Size of household | 1 Person | 2 People | 3 People | 4 People | 5 People |
| *80% $ | 43,050 | 49,200 | 55,350 | 61,500 | 66,400 |
*The 80% refers to the percentage of the median income in the Worcester County area that are eligible for our properties. For example, if you are a single person who is looking into a property and you make under 80% of the median income ($43,050), then you would be considered 'eligible' for a property.
